Are there any condominiums currently for sale at Landmark Square?
As of March 6, 2025, there is one condominium for sale at Landmark Square.
Potential buyers should contact their real estate agent to check availability and for more information.
Buyers can also use online real estate Websites, such as Zillow.com or Realtor.com.
Landmark Square does not maintain a waiting list of people interested in purchasing a condominium.
Landmark Square also does not maintain a list of condominiums that may be privately for sale by an owner.
What is Landmark Square?
Landmark Square is a 55+ apartment-style condominium in downtown Sheboygan, Wisconsin.
The first of its kind in the area, Landmark Square is just 0.3 miles from the shores of Lake Michigan.
At Landmark Square you buy and own your condominium and have a voice in the condominum association.
The Association is governed by a Board of Directors that is elected by the members.
When and how was Landmark Square built?
Landmark Square was built in 2008 by a local Sheboygan construction company.
The structure is 151,614 square feet, four-story, and wood-framed.
The building has two elevators.
One is a passenger elevator located at the main entrance in the middle of the building.
The other elevator is a passenger and freight elevator located at the north end of the building.
Is Landmark Square a secure place to live?
The building is fully secure.
All exterior doors are locked.
Condominium keys unlock exterior doors and storage locker rooms on the garage level.
At the main entrance, there is a directory system for visitors to be admitted.
Each condominium is connected to the directory system with a wall unit by the door.
The video screen on the wall unit displays who is requesting entrance.
Entrance is granted with the press of a button.
There are cameras and other security measures in the building.
How many condominiums are in Landmark Square?
Landmark Square houses 70 individually owned residential condominiums and 2 commercial units that are owned by the Association.
The residential units at Landmark Square are spacious with a variety of designs to choose from.
Floor plans include 1 or 2 bedrooms, 2 bedrooms with a den, and 1 or 2 bathrooms.

Some condominium layouts may be flipped depending on their location within the building.
What exactly is a condominium?
For those unfamiliar with condominiums, you own and maintain the interior of your condominium as you would a private home.
You own from (and including) the paint on the walls and ceiling and the flooring from the underlayment inwards.
At Landmark Square, you own and are responsible for the entrance door, door to the patio, and all windows.
Everything else is common property or limited common property maintained by the Association through its Board of Directors.
Limited common property includes the patio, space on the roof for the air conditioner, and a storage locker.
With the exception of a small number of condominiums with gas fireplaces, the condominiums are all electric.
Many senior communities, such as 55+ apartment developments and independent living facilities, are rentals.
Are the condominiums senior-friendly?
Because Landmark Square was built with seniors in mind,
there are wide doorways to accommodate wheelchairs and walkers.
While some condominium owners have modified the interior of their units,
the master bath in each condominium was built with a walk-in shower,
a built-in shower bench, grab bars, and a master bath walk-in closet.
Those with a second bathroom have a tub.
All units include a private covered patio with various views of downtown Sheboygan or Lake Michigan,
an assigned storage locker located on the garage level, and
an assigned parking space in the garage.
Are the condominiums also active-friendly?
Some residents spend summer at Landmark Square while spending the winters in warmer places.
Many enjoy an active lifestyle walking along the lakeshore,
strolling downtown to enjoy performing arts at the Stefanie H. Weill Center,
exhibits at the John Michael Kohler Arts Center,
and the many offerings at the Meade Public Library - all just a block away and part of the neighborhood.
In the summer months, the SCIO Farmers Market is held in Fountain Park on Wednesday and Saturday.
Others explore the lake shore, visit the marina, and venture down to the Sheboygan River and the central pier.

What amenities are there at Landmark Square?
Silvia's Salon:
Personal services are provided including hair and nail care and massages.
Hair care includes cuts, styles, colors, and perms.
Nail care includes manicures and pedicures.
Massage services are provided by a Licensed Massage Therapist.
All services are available by appointment only Tuesday through Friday.
Silvia's Salon is located on the 2nd floor in unit 216.
Fitness Center:
Landmark Square's Fitness Center is open at all times to use the fitness equipment at your leisure.
There are also weights, mats, and exercise balls.
The Fitness Center is located on the 3rd floor in unit 316.
First Floor Commons:
This area, located directly off the main entrance, is available for use to enjoy relaxing, lounging, or socializing at any time.
This space includes a fireplace, a kitchenette, dining tables, several seating areas, and access to the outdoor terrace.
The First Floor Commons can be used to entertain guests or reserved for a private occasion.
Capacity of the room is 30 people.
Corner Commons:
This area, located on the first floor in unit 116, includes a kitchenette and tables.
It is used for morning coffee, games, and puzzles.
It can be reserved for private occasions.
Fourth Floor Commons:
Located directly off the main entrance elevator is the Fourth Floor Commons.
This space includes several seating areas for use to enjoy relaxing, lounging, or socializing.
The Fourth Floor Commons may be reserved for private occasions.
Nemschoff Commons:
This room is located on the garage level of Landmark Square and can be divided into two separate rooms.
Special dinners and other events are scheduled in this space throughout the year.
Membership meetings are held here.
The Nemschoff Commons can be reserved for private use.
What activities are there on-site?
The Landmark Square Activities Committee schedules a variety of activities during the year.
Since all owners pay a small monthly activity, most activities are free, but some, such as the Holiday Dinner, may have a charge.
Some activities are also financed on a voluntary donation basis.
Participation is up to each resident.
Some prefer to be left alone and others prefer to attend activities to meet their neighbors.
While activities may change from year to year, the Activity Committee runs a monthly men's coffee,
a monthly women's coffee,
a bi-weekly morning coffee,
a holiday dinner,
a holiday open house,
a dairy month ice cream sundae party,
a brat fry,
a Cinco de Mayo party,
a quarterly birthday party,
a chili cook-off, and, since Landmark Square is in Wisconsin,
Packer parties on game days.
Are pets allowed?
One dog or cat 25 pounds or less is grandfathered into the condominium at closing.
Dobermans, pit bulls, rottweilers, and standard poodles are not allowed.
When the pet passes away, it may not be replaced.

A $500 refundable deposit is required for each pet.
Is Landmark Square professionally managed or self-managed?
Landmark Square is professionally managed by North Shore Property Management.
The property management company provides a Property Manager to work with the Board of Directors,
a part-time Site Manager to address administrative functions, a janitorial resource to clean common areas, and
a handyman to tend to building needs.
The property management company does not provide accounting services.
Landmark Square has contracted with an accounting firm, MS Benton Accounting, for accounting services.
The accounting firm does not provide tax or audit services.
Can the handyman be engaged to address individual condominium issues?
The Site Manager can schedule work by the handyman at the resident's expense.
The handyman is able to address minor plumbing issues, replace smoke detector batteries, and replace the furnace filter.
He can help move items to and from storage lockers and do fireplace clean-up and safety checks.
The handyman may be able to do minor repairs to the washer, dryer, air conditioning, furnace, and garbage disposal.
Since the Association does not warrant or anyway recommend the handyman for work in private condominium units,
engaging the handyman is at the owner's risk.
How much are common charges?
For 2025, common charges are $508 per month.
Common charges are due on the first of each month and can be paid by check or direct debit.
The common charges pay for the day-to-day operation of the condominium, cable and internet for all units, a small activity fee to cover event expenses,
and contributions to the non-statutory capital reserve account to fund larger maintenance and replacement projects.
Included in common charges are water and garbage for all units.
Owners pay for electricity from Alliant Energy.
Condominiums with gas fireplaces are invoiced for a portion of the gas expenses for the month.
What drives common charges?
The annual budget drives common charges.
The Board of Directors, working with the property manager and bookkeeper, develops a budget for the next fiscal year.
The budget is approved by the Board of Directors in December and published to the condominium owners.
Most of the budget is not discretionary. That is, it must be paid.
Each budget consists of anticipated costs for utilities, building and grounds maintenance, insurance, cable and internet, common area cleaning services,
property management fees, accounting fees, supplies, etc.
Expenses at Landmark Square are shared equally by all owners.
